The 1031 exchange has been in existence since the 1920s, and it allows an investor to sell a property, reinvest the proceeds in a new property, and defer all capital gain taxes. Historically, we were able to handle exchanges of personal property and real property. But tax reform eliminated our ability to handle personal property transactions (cars, boats, planes, and so forth).
