With the economic recovery in full swing and the national election behind us, we are seeing a great deal of activity in IRS §1031 exchanges. So why are so many investors considering 1031 exchanges?
Interviewed by Carrie Rossenfeld for GlobeSt.com, Peter Sherman, principal of Avison Young’s Capital-Markets Group thinks it’s “just like home buyers look[ing] to level up, we’re also seeing a bit more fluidity in typically middle-market groups seeking more institutional deals and vice versa”.
Why So Many 1031 Investors Are Emerging
Sherman recently attended NMHC’s Conference and Annual Meeting in San Diego where he reports:
It was an absolutely tremendous turnout. I’ve been going to these conferences for a number of years, both before the downturn and afterward, and this was one of the largest turnouts I’ve ever seen. It certainly speaks to a very healthy and optimistic marketplace.
Asked what he felt the major themes running through this year’s conference were, Sherman added:
…it was very interesting to me in the variety of conversations I had that there’s a surprising number of 1031-exchange investors that are seeking deals. There are more 1031 investors out there right now than I recall.
